How are iForm buildings constructed?
All iForm modular composite buildings are manufactured at our Dorset facility using our advanced high-performance composite panel system.
Each building is constructed in controlled factory conditions to ensure:
- Exceptional build quality
- Superior insulation
- Structural strength
- Precision manufacturing
- Faster project completion
Your building is fully completed before delivery, allowing for rapid installation and immediate use.
Here’s the Process we take.
How are modular buildings delivered and installed?
Your completed modular building is transported from our Dorset factory by HIAB lorry and craned directly into position on site.
Because the building arrives fully constructed, installation is typically completed in a single day, minimising disruption to your site and allowing immediate use.
What if my site has limited access?
Restricted access is rarely a problem.
Following a site survey, we assess access requirements and delivery options. Where craning a completed building is not possible, we can flat-pack the structure, transport it in sections, and assemble it on-site.
This flexible installation process allows us to deliver modular composite buildings to locations many traditional providers cannot reach.
Can modular composite buildings be relocated?
Yes.
Our modular composite buildings are structurally self-supporting and designed for portability. If your business relocates or your site requirements change, your building can often be moved and reinstalled elsewhere.
This makes modular construction an ideal long-term flexible investment.
Are there size limitations for modular composite buildings?
No.
Our buildings can be designed to virtually any size or layout using single modules or multiple interconnected units.
Modules can be:
- Joined side-by-side
- Configured in bespoke layouts
- Stacked for multi-storey applications
The design possibilities are highly flexible.
Are modular composite buildings as strong as traditional construction?
Yes.
Our buildings are constructed using our proprietary composite panel technology, which delivers:
- Excellent structural performance
- High thermal efficiency
- Airtight construction
- Long-term durability
- Weather resistance
In many cases, modular composite construction offers performance advantages over traditional timber or steel-framed buildings.
Can I customise my modular building?
Absolutely.
Every iForm building is bespoke and can be customised internally and externally, including:
- External cladding finishes
- Doors and windows
- Interior layouts
- Kitchens
- Bathrooms and wet rooms
- Built-in furniture
- AV systems and specialist fit-outs
We design each building around your operational needs.

Do modular buildings need planning permission?
Planning permission depends on:
- Building size
- Intended use
- Site location
- Positioning on the land
Some modular buildings may fall under permitted development rights.
We can advise during the planning stage and can also manage planning applications on your behalf if required.
Do modular composite buildings need building regulations approval?
Most commercial modular buildings require building regulations approval.
We ensure all buildings meet or exceed required UK standards for:
- Structural safety
- Thermal performance
- Fire safety
- Environmental compliance
- Long-term durability
Where approval is required, we manage compliance and certification.
What is a modular composite building?
A modular composite building is a prefabricated structure built using advanced composite panels and modular construction methods.
Buildings are manufactured off-site in sections and delivered for rapid on-site installation.
Benefits include:
- Faster build times
- Minimal site disruption
- Flexibility to expand
- High energy efficiency
- Portability
